Seeing the Whole Picture

Brokers find the best deal, but Advisers take into account your circumstances, goals, affordability, and long-term financial wellbeing. We look at protection, future plans, budgeting, interest rate risk, and the long-term impact of your decisions.

For us, it isn’t just about finding the best rate, it is about tailoring the right advice, in the right way, to your individual circumstance. Debt consolidation, lifetime mortgages, remortgages, capital raise remortgages, buy-to-let purchases, portfolio landlords, day one remortgages, new build properties, complex income, high earners, interest only – whatever your needs, we can help.

From working out how much you can afford, to putting in an offer and all the way through to picking up the keys, we like to help the whole way along. Each purchase journey is different, and we can help you leap over the potential hurdles and common pitfalls along the way.

Buying a house for the first time can be particularly daunting and so we’ve created our ‘roadmap’ below – a helpful document which lays out the adventure ahead, helping you to see the whole picture before you set off.

“A big thanks to Fraser and the Money Principles Team. As a first time buyer I was quite nervous about the whole process, both of securing a mortgage offer, and the wider process in general. Fraser offered fantastic advice and services, taking a lot of the hard work out of it for me”

Protection Advice

Making sure everything is covered

Getting the right mortgage in place is only part of the picture. If something unexpected were to happen, the real question is: Would everything still work for the people who depend on you? We help you put the right protection in place so that:

  • Your partner or family isn’t left struggling financially
  • Your home remains secure
  • Your income is protected if you’re unable to work

This isn’t about overcomplicating things or adding unnecessary cover. It’s about making sure the foundations you’re putting in place are properly protected — so you can move forward with confidence.

Client Story

Staying put

Janet, 73 — Feeling trapped between two unhappy options.

Janet came to us a year after her husband John passed away suddenly at 70. He had been the higher earner, and between his loss, the partial survivor’s pension and her own modest teaching pension, Janet was left on roughly a quarter of the income they had enjoyed together. The family home — a four-bedroom house just outside Reading where they had raised their four children — was the place she most wanted to be. It held thirty years of memories, was the gathering point every Christmas, and was where John felt most present to her. It was also where the vast majority of her wealth sat: the house was mortgage-free, while her cash savings and ISAs were modest. Janet felt trapped between two unhappy options: sell the home she loved, or carry on with an income that no longer met the life she and John had built together.

We talked through every option together, including downsizing and a retirement interest-only mortgage, before recommending a drawdown lifetime mortgage with an Equity Release Council member lender. The plan let Janet stay in the family home, draw only what she needed when she needed it, benefit from the no-negative-equity guarantee, and retain the right to remain in the property for life. Crucially, it preserved most of the inheritance her children would eventually receive. We took a modest initial drawdown to give Janet breathing room, set up a sensible reserve facility for the years ahead, and built a cashflow plan that mapped how it would interact with her pensions and savings over the next twenty years.

Sometimes the right advice is not about persuading someone to do something new; it is about giving them the confidence to choose the option they always wanted, once they fully understand it. Janet still lives in the home she shared with John. She has drawn only a small fraction of the facility, has a reserve in place for the years ahead, and her children remain part of every review meeting. She tells us she now feels free to enjoy her home, rather than worry inside it.

Our Process

What to Expect

We combine mortgage and protection advice with a broader financial view. That means every recommendation supports your long-term goals—not just your immediate needs.

Exploratory Meeting

We explain the full advice process, how we are remunerated, how we are regulated, the ways you can pay, and present our Client Agreement.

Let’s Proceed

We agree on the work to be done, review any existing mortgage or protection arrangements, and finalise costs and what you want to achieve from engaging us.

Full Fact Find

We build a full understanding of your goals, objectives, priorities, and areas you’d like to address. This includes completing a mortgage checklist, capturing your preferences, and gathering all necessary data.

Research Phase

We take some time to conduct detailed product and provider research to identify the most appropriate solutions for your needs.

Suitability

Once recommendations are finalised, we present them to you in a Suitability Report, along with the mortgage offer and illustrations. We discuss everything with you and answer any questions.

Execution

We support you through completion and implement everything as outlined in the report. Adviser fees are either invoiced or paid by the provider.
